The property is located in VC-6 and VC-8 zones - - Short-term rentals are NOT PERMITTED on this lot (it does not meet the surface area requirements stipulated by the regulations).

A new certificate of location (2026) is currently being ordered and should be available around March or April.

The seller does not know the exact location of the artesian well. The crawl space is accessible from the outside; however, the space is very limited and requires crawling to access it (according to information provided by the seller).

Regarding Lac Paré, located approximately 2 minutes away: there is no deeded or public access. Residents of the development currently have access through the tolerance of a waterfront property owner who allows passage across their land. This access is precarious and could be revoked at any time.

IMPORTANT NOTICE TO BUYERS: In accordance with the law in effect since June 2022, the listing broker is required to inform buyers that they must contact their own real estate broker to request a showing and be accompanied by them.
