Instructions for Included Items: Furniture and appliances damaged or broken by the tenant must be immediately replaced at a cost and quality equivalent to the damaged or replacement item. The tenant must have the chimneys cleaned at their own expense every year, starting from the first year of the lease.

Continued Excluded Items: All tools, vehicles, sports equipment, and board games included in the garage and the second-floor storage area, as well as the use of the unheated section of the garage, will be for the exclusive use of the landlord for storing this equipment. Access to the landlord from the outside will be granted by the tenant with 24 hours' notice.

Tenant's expenses include: Electricity, internet and cable, regular maintenance and repair of these services; septic tank pumping every two years; maintenance of the attic air conditioning unit; spa maintenance; water filtration system maintenance (including filter replacement and softener purchases); lawn mowing; and snow removal.

Pets: A maximum of two cats or one dog are permitted, with a security deposit equal to one month's rent. This deposit is refundable only if no damage is caused by the pets. The house must be in the same condition as when the lease was signed. Should any damage be caused by the tenant's pets, the tenant will be responsible for reimbursing the tenant for the damages and must either rehome the pets or vacate the premises without a refund of their security deposit. Furthermore, tenants must comply with all municipal regulations regarding pets.
