Fiddler Lake Resort is a prestigious domain of 86 privately
owned log homes, used primarily for short-term rental,
spread over 250 acres of forest with lakefront on Lake
Fiddler.

Located about 15 minutes from St-Sauveur (restaurants,
shops, festivals, Mont St-Sauveur, Highway 15) & 10 minutes
to Morin-Heights (alpine skiing, aerobic corridor, cafes,
restaurants, IGA, SAQ) and 50 mins from Montreal.

Notarized access to Lac Fiddler. Access to the recreation
centre with in-ground heated pools (indoor and outdoor),
tennis & pickle ball courts, ice skating, hiking trails,
cross country skiing, snowshoeing, outdoor play area for
children (fees may be applicable).

The resort is both safe and private with monitored gates at
the entrance.

There is an open-plan layout on the main floor with a
cathedral ceiling in the living room and a natural stone
fireplace. Large windows throughout. Luxury kitchen with
quality hardwood cabinets, granite counters, magnificent
four-season veranda used as a comfortable and spacious
family room.

Heated pine flooring throughout.

The exterior of the house has been sanded and re-varnished.
Large barrel sauna and spa as well as your own private
heated above-ground swimming pool.

The cottage is rented regularly and generates very good
income! Details of revenues and expenses available upon
request.

GST/QST may be added to the purchase price. Please check
with your accountant.

If an owner wishes to use the cottage only for personal
purposes, he may be required to pay GST/QST on the sale
price. An owner can buy in his own name or through a
company. If purchased as an income property, the government
allows owners to use the cottage for personal use (to
occupy it themselves) for a certain percentage of the year.

Each owner is a shareholder of the resort & his share
(class A) must be transferred with the sale. Each
shareholder is required to pay the monthly fee ($750) (Home
Owners' Association).

Various optional service contracts also available (for a
fee): chalet maintenance, access to recreation centre, lawn
mowing and snow removal, cable television and internet.

Each owner is responsible for their personal property
municipal & school taxes, electricity & insurance, as well
as any repairs/maintenance that need to be done on the
property.

Dogs are not permitted (for owners and tenants), both in
the chalets and in the common areas.
