Fiddler Lake Resort is a luxury establishment primarily dedicated to short-term rentals.

There are 86 log chalets on the property. Each one is individually owned and rented either through the FLR management company or privately by the owners.

Most owners are shareholders of the resort, and their share (Class A) must be transferred with the sale.

Each shareholder is required to pay the monthly Home Owners' Association (HOA) fee of $745 + tax.

An owner may purchase the property in their personal name or under a company. If the chalet is purchased as an income property, the government allows the owner to use it personally (occupy it) for a certain percentage of the year. Please verify with your accountant.

An annual general meeting of shareholders is usually held in November.

In addition to the monthly HOA fee of $745 + applicable taxes, there is an à-la-carte menu of optional services offered by the company that manages Fiddler Lake Resort. See the service contract (available upon request).

Each owner is responsible for their own municipal and school taxes, electricity, insurance, and all repair and maintenance costs required for the property.

Rental Program The rental program provides administrative support for obtaining hotel classification, submitting GST, QST, and lodging tax, quarterly personal income statements, sales and marketing, customer service, rental management, housekeeping before and after each arrival/departure, etc. All basic hotel-type services are included.

The current revenue distribution percentage is 75%. The average occupancy rate is approximately 50%.

Members of the Fiddler rental group also have access to chalet maintenance services, which include coordinating and scheduling annual maintenance, waste and recycling collection, pre-arrival and post-departure service for renters, and alarm-system response. The cost of this service is $225/month + taxes.

Owners who participate in the rental program may also refer potential renters, and the management company will handle the rental process. More details available upon request.

A shareholder may choose to stop using the FLR rental program and manage rentals independently, with a minimum notice of 3 months.

Dogs are prohibited (for owners and renters).
