The present sale concerns exclusively the business assets of Aloberge S.E.N.C., a tourist accommodation business specializing in the rental of floating tiny homes. This concept, unique in Québec, combines comfort, ecotourism, and an immersive experience on the water.

The purchase price of $295,000 plus applicable taxes, as stated in the descriptive sheet, corresponds solely to the acquisition of five (5) floating tiny homes, including the assets described in the applicable Inventory Annex, as well as a corresponding portion of the business assets. Any revenue breakdown provided may, for illustrative purposes only, reflect the full operation of eight (8) units in order to demonstrate the overall potential of the business model.

The business is currently operated at the Site du Refuge de l'Île, in Saint-Paul-de-l'Île-aux-Noix, on municipal docks leased from the municipality, with access to electricity, running water, and certain shared infrastructures, including the marina building. No specific surface area is assigned. Municipal services include washrooms, showers, Wi-Fi, outdoor common areas, boat launch facilities, permitted fishing, pet-friendly accommodations, and winter storage. The land, docks, and municipal facilities are not included in the sale. The buyer may maintain, renegotiate, or relocate the operation to another authorized body of water.

The Seller authorizes the Broker to present additional acquisition options, including the acquisition of six (6) floating tiny homes, six (6) paddle-powered watercraft, and six-eighths (6/8) of the business assets, excluding the sailboat and the truck, for $325,000 plus applicable taxes, or the acquisition of eight (8) floating tiny homes and 100% of the business assets for $395,000 plus applicable taxes. Any final agreement remains subject to a written offer accepted by the Seller.
