The seller carried out the following repairs: 1- Repair of the foundation wall at the front, on the right side (South/West), beneath the porch. Concrete blocks were removed from this section of the foundation to install a concrete wall resting on a ciment footing with a French drain.

The following work was performed: Excavation extending approximately 5 feet out from the foundation wall. Removal of concrete blocks. Placement of clean 3/4-inch stone over the drain. Addition of a geotextile membrane beneath and over the drainage stone. Installation of a 4-inch BNQ-standard French drain (rigid, perforated, and cleanable) with an inspection port. Addition of support beams. Installation of a membrane and 1/2-inch Durock cement board on the exterior side. Installation of insulation on the interior side. The wall and footing are made of concrete.

2- Drains were installed to evacuate water that might accumulate in the crawl space due to spring snowmelt or heavy rainfall. These drains are now connected directly to the French drain and discharge outside into a drainage line that empties into the ground.
