The portfolio consists of three fully agriculturally zoned parcels totaling approximately 98.55 hectares (about 243 acres), situated partly along the boundary of Granby's urban development perimeter. Additional cadastral parcels included in the sale: 1 141 163, 1 141 166, 1 141 169.

The purchaser must acquire the property under the terms set out in the document entitled Real Estate Offer to Purchase -- Province of Québec -- Seized Property Management Directorate (DGBS) -- Standard Form.

The purchaser must submit, together with the offer to purchase, a deposit equal to 5 % of the offered price, payable to the Receiver General for Canada.

The purchaser acknowledges that the property was forfeited as offence-related property and was used in the commission of a designated offence (drugs or other substances).

The purchaser agrees to acquire the property in its present state and condition, at his or her own risk and peril, without any warranty, express or implied.

The purchaser must carry out all necessary verifications with the relevant authorities regarding the property's condition and its intended use.

The purchaser acknowledges that, upon acceptance of his offer, a criminal background check is required and that he or she must complete the attached Schedule A, Consent to a Criminal Background Check. Accordingly, if the offer or any counter-offer is accepted, such acceptance shall remain conditional until the background check has been completed.

The seller shall not be required to provide the purchaser with a copy of the deed of acquisition of the property, any prior title documents, or any certificate of location.

The seller recommends that the existing buildings on the property be demolished.
